Auction result Lot 16: Garden ground adjoining lot 14, let for 10s., sold to the tenant, Mr. G. Grace, for £10. The solicitors for the vendors were Messrs. Parrott and Sons, Stony Stratford.

Stipulations

The brick front wall and paled garden fence dividing Lots 8 and 9 belonging to and form part of Lot 8.

The brick front wall dividing Lots 9 and 10 shall belong to and form part of Lot 9

The paled fence dividing Lots 11 and 12 shall belong to and form part of Lot 11

The sale of Lot 9 is subject to the right for the owners and occupiers of Lots 10 and Lot 11 of access to and user of the well and pump of drinking water situate on Lot 9. Such owners paying a rateable proportion with the owner of Lot 9 of the expense of keeping the said well and pump in repair.

Conditions of Sale.

1. The highest bidder for each Lot shall be the Purchaser, and if any dispute arise as to any bidding the Lot shall be put up again at the last undisputed bidding. The amount of the advance of each bidding shall be regulated by the Auctioneer and no bidding shall be retracted. The sale of each Lot will be subject to a reserved price and to a right for the Vendors to bid.

The Vendors reserve the right to consolidate two or more Lots into one.

2. Each purchaser shall, immediately after the sale, pay to the Auctioneer a deposit of  £10 per cent. on his purchase money and sign an Agreement in the form subjoined, and shall pay the residue of the purchase money, together with the amount of the agreed valuation of the Timber, to the Vendors, or as they shall direct, on the 29th day of September, 1917, at the office of the Vendors' Solicitors, MESSRS. PARROTT & SON, of Stony Stratford, Bucks, at which time and place the purchase shall be completed.

3. Each purchaser shall, on the completion of the purchase, be let into possession or receipt of the rents as from the 29th day of September next, up to which day all outgoings will be discharged by the Vendors, the rents and outgoings, if necessary, being apportioned for this purpose. If from any cause whatever other than the wilful default of the Vendors, the purchase of any Lot shall not be completed on or before the 29th day of September next, the purchaser shall pay to the Vendors interest on- the balance of the purchase money and the amount of the aforesaid valuation of the Timber at the rate of £5 per cent. per annum from that day until the completion of the purchase, and shall not be entitled to any compensation for the Vendors' delay or otherwise, but this stipulation is without prejudice to the Vendors' rights under any other of these Conditions. The Vendors are selling as Trustees and shall not be required to enter into any covenant other than the implied statutory one against incumbrances, nor shall the concurrence of any party beneficially interested in the purchase monies be required.

4. Each Lot is sold subject to all outgoings and to all incidents of tenure, rights of way, party walls, water, drainage, lights and other easements, if any, affecting the same.

5. The titles will commence as follows: As to Lots 1, 2, 3 and 4 with an Indenture of Conveyance on Sale dated 1st August, 1884. As to Lot 5, with an Indenture of Conveyance on Sale dated the 26th day of April, 1880. As to Lots 6 and 7, with an Indenture of Mortgage, dated the 27th day of September, 1895. As to Lots 8, 9, 10, 11 and 12, with an Indenture of Conveyance dated the 29th day of September, 1880. As to Lots 13 and 15, with an Indenture of Conveyance dated the 1 1th day of October, 1877. As to Lot 14, with an Indenture of Conveyance on Sale dated the 3rd day of November, 1876; and as to Lot 16, with the Will of the late Mr. Wm. Webb. With regard to Lot 16, no proof shall be required of the Testator's seisin or ownership other than a Statutory Declaration to he supplied (if required), at the Purchaser's expense, that the Testator was in the possession or receipt of the rents and profits of the property at the tune of his death and for some time previously thereto.

6. Any requisitions or objections arising on the Abstract, Particulars or C6nditions shall be sent in within 10 days after the delivery of the Abstract, otherwise the same shall be considered as waived (in which respect time shall be of the essence of the contract), and if any Purchaser shall insist on any objection or requisition which the Vendors shall be unable or unwilling to satisfy the Vendors may by notice in writing to the Purchaser or his Solicitor, annul the sale on returning or tendering the deposit without interest, costs or other payments, and the Abstract of Title and all other documents shall thereupon be returned to the Vendors by such Purchaser.

7. The property is believed and shall be taken to be correctly described as to quantity or otherwise, and any error, misstatement or omission in the Particulars or Plan shall not annul the sale or be a ground for any abatement or compensation on either side.

8. The Purchaser shall in every case be satisfied with and accept as sufficient the statement in the Particulars as to the amount of any Land Tax or Tithe Rent charge or apportioned part thereof or other outgoing to which the Property or Lot or part of a Lot is now subject or is for the purpose of the present Sale to be taken as subject and shall not make any objection on the ground of any Land Tax, Tithe Rent charge or other outgoing not being now or not having been on a former occasion legally apportioned or any indemnity against any part thereof which ought to be borne by other property. The respective Purchasers shall also be satisfied with the arrangements made by the Particulars for the apportionment of the rents payable by the tenants in the case of properties held by one tenant being separated into one or more Lots and shall not require the consent of the tenants to such apportionment or require any legal apportionment of the said rents or make any requisition in respect thereof.

9. Every recital or statement contained in any deed or other instrument dated 12 years or upwards prior to the day of Sale is to be accepted as conclusive evidence of the matter or fact recited or stated, and the purchaser is to admit the identity of the property purchased by him with that comprised in the muniments of title upon the evidence afforded by the muniments and a declaration to be made (if required) at the Purchaser's expense, that the property sold has been enjoyed according to the title for 12 years prior to the day of Sale, and it shall be assumed that no wife or widow of any former owner is entitled to dower, unless it appears on the Abstract that he was married and that the parties to all abstracted deeds and documents were of full age at the time of execution thereof. And the Purchaser is to hear the expense of tracing and getting in all outstanding legal estates (if any) and of stamping or re-stamping any unstamped or insufficiently stamped muniments of title, dated prior to the 16th May, 1888, should any such there be (which however is not known or believed to be the case) or of furnishing any incumbrance to be discharged other than by the incumbrancer joining in such Purchaser's conveyance, or make any claim for costs in reference thereto, or require from any conveying party any further covenant than the statutory covenant or covenants implied by virtue of Section 7 of the Conveyancing and Law of Property Act, 1881, and appropriate to the particular case.

10. Where two or more Lots are held under the same title the Purchaser of the greatest part in value of the estate so held shall have the custody of the title deeds (unless the Vendor is entitled to retain the same) upon his entering into the proper acknowledgment and undertaking for their production and safe custody. Every such acknowledgment and undertaking whether by the Vendor or a Purchaser shall be prepared by and at the expense of the person requiring it, but approved and executed at the expense of the person giving the same.

11. The general remarks and stipulations which precede the Conditions shall be deemed to be incorporated in and form part of these Conditions of Sale.

 12. If any Purchaser fail to comply with any of these Conditions, his deposit shall be absolutely forfeited and the Vendors shall he at liberty (without being obliged to tender a conveyance) to re-sell the Lot or Lots sold to him either by public auction or private contract, and the deficiency (if any) arising on such re-sale shall be immediately made good and paid by the Purchaser at the present Sale as liquidated damages ; and any increase of price on such re-sale shall belong to the Vendors.

BIG PRICES AT STONY STRATFORD

A most important and successful sale of properties was conducted at the Bull Hotel, Stony Stratford, on Friday evening. by Messrs. Osborne and Son, the well-known auctioneers of Buckingham.
The sale was by direction of the executors of the late Mr. William Webb, and a large and representative company assembled. Mr. T. Osborne, .J.P., wielded the hammer, and in opening drew attention to the favourable situation of the property. With one exception, Trinity House, the whole of it was sold, and the total realised was £5,650.
The whole of the sixteen lots were disposed of in just under the hour. The most spirited competition was for lot 11, when Mr. Webb Giles, who had previously given £420 for a similar pair of houses, wad bid up to £535, after a start at £300. Bids of £10 mute in rapid succession. The price paid for pasture land worked out at over £100 per acre. Details of the lots, prices, and purchasers are Appended:—
